Mumbai : Mumbai continued to strengthen its
position as India’s most valuable residential real estate market in FY26,
accounting for 34% of the total residential sales value across the country’s
top cities, according to a CREDAI–ANAROCK report.
The report
highlights Mumbai’s growing importance in India’s premium and high-value
housing segment. While residential sales volumes remain strong across major
cities, Mumbai’s higher property values have helped the city command a
significantly larger share of the overall sales value.
The strong
contribution from Mumbai reflects sustained demand for residential properties
across established locations as well as redevelopment-led growth corridors.
Limited land availability, rising construction costs and strong demand for
premium homes have continued to support property values in the Mumbai
Metropolitan Region.
The city’s
redevelopment market has also emerged as an important driver. Redevelopment of
ageing housing societies and older buildings is creating opportunities for
developers while adding new housing stock in established neighbourhoods.
One of the
major factors behind Mumbai’s 34% share is the increasing contribution of
mid-segment, premium and luxury housing to overall residential sales. Even when
unit sales are comparable with other major markets, Mumbai generates
substantially higher sales value because of its elevated property prices.
The trend
also indicates a shift in the Indian housing market, where buyers in major
metropolitan areas are increasingly willing to invest in larger and
better-located homes.
The
CREDAI–ANAROCK findings underline Mumbai’s continuing dominance in India’s
residential real estate landscape. Strong employment opportunities,
infrastructure development, connectivity improvements and redevelopment
activity are expected to remain important factors supporting housing demand.
For
developers and investors, Mumbai’s leadership in residential sales value
highlights the city’s continued importance as a high-value real estate market,
even as other metropolitan cities expand their residential footprint.
With
infrastructure projects improving connectivity across the Mumbai Metropolitan
Region and new development corridors emerging, the city is likely to remain a
major contributor to India’s residential real estate growth in the coming
years.
