Diwali Emerges as a Crucial Period for Homebuying and Investment. But rising property prices and a shortage of affordable homes pose challenges, while developers roll out attractive offers and flexible payment plans

India’s festive season, marked by celebrations such as
Ganesh Chaturthi, Onam, Navratri, Dussehra and Diwali, is an important period
for the real estate market. Many people choose this time to purchase a new home
or invest in property, prompting developers and banks to introduce special
offers and promotional schemes.
In India, buying a home or a plot of land is not merely a
financial decision; it also carries cultural and family significance. Many
families prefer to book a new home or perform a housewarming ceremony on
auspicious days. This tradition is one of the key factors contributing to
increased real estate activity during the festive season.
During this period, developers often launch new projects and
offer benefits such as booking discounts, concessions on stamp duty and
registration expenses, and special offers on parking charges. Some projects
also provide flexible, staggered payment options.
However, the announcement of festive offers alone does not
guarantee a significant surge in sales. The actual direction of the market will
depend on whether property prices remain aligned with buyers’ financial
capacity.
Market trends suggest that the 2026 festive season may not
deliver uniform growth across all segments. High property prices, home-loan
costs, changing purchasing power and rising unsold housing inventory are
influencing the market. At the same time, demand is expected to continue for
quality homes in desirable locations and projects offering attractive payment
plans.
The 2026 Housing Market: A Mix of Optimism and Caution
According to a Business Standard report published in
September 2026, industry experts expect residential sales to remain healthy
during this year’s festive season, although the high growth rates recorded in
previous years may not be repeated. As property prices rise, buyers are examining
projects, pricing, payment terms and construction quality more carefully.
According to ANAROCK data, approximately 1,00,220 homes were
sold across India’s seven major cities during the July–September quarter of
2026. This represented a 3% increase compared with the corresponding period
last year. Meanwhile, an 18% rise in new housing launches points to an increase
in the supply of available homes.
These figures suggest that buyers have not disappeared from
the market. Rather, they are taking a more cautious approach, comparing options
before making purchasing decisions.
Unsold Housing Inventory: More Choices for Buyers
According to a Moneycontrol report published in
October 2026, unsold housing inventory across India’s seven major cities
increased by 12% year-on-year to 6.31 lakh units at the end of the
July–September quarter. During the same period, housing sales increased by just
3%, while new launches rose by approximately 18%.
In markets where new housing supply is growing faster than
sales, developers may need to introduce additional incentives to improve sales.
This could give buyers opportunities to compare the prices and amenities of
different projects in the same locality and, in some cases, negotiate more
favourable terms.
However, buyers should not assume that discounts will be
available across every city or project. Premium developments in locations with
strong demand may offer limited concessions.
Luxury Homes Continue to Attract Attention
Interest in high-value residential properties remains a
significant feature of the Indian housing market in 2026. High-income families,
entrepreneurs, investors and non-resident Indians (NRIs) continue to show
interest in luxury homes and spacious apartments in well-connected locations.
A Financial Express report published on October 13,
2026, cited industry expectations that residential sales could increase by
10–12% during the Navratri–Diwali period. However, this is an industry
projection rather than a confirmed market-wide outcome. Rising prices and high
inventory levels could limit growth.
This trend could create challenges for middle- and
lower-income households. Whether suitable homes are available within their
budgets remains a critical concern.
What Can Buyers Expect in Mumbai, Pune and Navi Mumbai?
The Mumbai Metropolitan Region (MMR), Navi Mumbai, Thane and
Pune are important residential markets where the festive season provides
opportunities for new project launches and property bookings.
In Mumbai, limited land availability and high property
prices are encouraging buyers to make more carefully planned decisions. In Navi
Mumbai and Thane, factors such as transport connectivity, infrastructure
development, access to employment hubs and the availability of essential
amenities influence homebuying choices.
In Pune, employment opportunities linked to the IT,
education and industrial sectors continue to influence housing demand. However,
demand and supply conditions vary across localities. Buyers should therefore
assess prices and sales trends in individual neighbourhoods rather than relying
solely on city-wide market trends.
Opportunities in Plots, Villas and Second Homes
For people seeking a lifestyle closer to nature and away
from crowded urban centres, the festive season may be an opportunity to explore
weekend homes, villas, row houses and residential plots.
Some projects in emerging locations along the Mumbai–Pune
corridor, including Karjat, Neral, Khopoli and Pali, offer options for second
homes and weekend residences. Before investing in these markets, however,
buyers should assess road and rail connectivity, actual travel times, water and
electricity availability, local infrastructure, land-use classification and
construction approvals.
When purchasing plots, buyers should seek professional
assistance to verify ownership documents, 7/12 land records, applicable
non-agricultural (NA) permissions, zoning regulations, access roads and
approvals from the relevant local authorities.
Those considering villas or second homes should also account
for maintenance expenses and realistically assess the potential for rental
income.
Investment decisions should not be based solely on festive
discounts. Long-term usability, resale prospects and infrastructure development
are more important considerations.
What Festive Offers Can Buyers Expect from Developers?
Developers commonly introduce a range of incentives during
the festive season to attract homebuyers. However, the real value of an offer
should not be judged solely by the benefits highlighted in advertisements.
Buyers should calculate the total cost of purchasing a
property, including the base price, additional charges, applicable taxes and
loan-related expenses. Written contractual commitments should take precedence
over verbal promises.
Home Loans, Interest Rates and Purchasing Power
Home-loan interest rates and monthly instalments play a
significant role in property-buying decisions. Even a small change in interest
rates can make a substantial difference to the total repayment amount over a
long loan tenure.
Prospective buyers planning to take a home loan during the
festive season should compare interest rates, processing fees, loan tenures and
prepayment conditions offered by different banks and financial institutions.
They should also consider household income, existing loans
and savings set aside for emergencies rather than focusing only on the amount
they can borrow.
Purchasing a home that exceeds one’s financial capacity
simply because a discount is available could create a long-term financial
burden.
Important Factors Homebuyers Should Consider
Before taking advantage of festive offers, buyers should pay
attention to the following points:
- Calculate
the total cost: Consider the base price along with applicable taxes,
stamp duty, registration fees, parking charges, clubhouse fees and
maintenance costs.
- Check
RERA registration: Where applicable, verify the project's registration
with the relevant state Real Estate Regulatory Authority (RERA), approved
plans, construction progress and possession timeline.
- Assess
the developer’s credibility: Review the developer’s track record,
construction quality and history of delivering projects on time.
- Read
the agreement before paying: Understand refund conditions, provisions
for delays, additional charges and the payment schedule.
- Evaluate
financial affordability: Ensure that monthly loan instalments are
manageable in relation to household income.
- Define
the investment objective: Decide whether the property is intended for
personal use, rental income, a second home or long-term capital
appreciation.
Market Outlook: A Major Boom or Moderate Growth?
The 2026 festive season could provide fresh momentum to
India's real estate market, but growth is unlikely to be uniform across all
locations and price segments. Demand for luxury homes and properties in
desirable locations may remain strong, while providing affordable housing
continues to be a major challenge for the industry.
The growth of unsold inventory, the supply of new projects,
consumer purchasing power, borrowing costs and employment and income stability
will influence housing sales during the season.
For developers, realistic pricing and transparent
promotional offers will be crucial. For buyers, careful comparisons, legal due
diligence and sound financial planning will be equally important.
The festive season may open up attractive opportunities for
homebuyers. However, rather than making decisions based solely on festive
urgency or advertised discounts, buyers should carefully evaluate property
prices, construction quality, legal security and their financial capacity
before committing to a purchase. This approach is more likely to deliver
long-term value.
