Ulhasnagar (Mumbai) :
Thousands of families in Ulhasnagar could receive long-awaited legal
recognition for their homes as the Maharashtra government moves ahead with the
regularisation of unauthorised residential properties built before January 1,
2011.
The move is
significant for Ulhasnagar, where a large number of families have lived for
decades in properties that lacked clear legal ownership status. The Maharashtra
government has initiated steps to address the long-pending issue and remove
procedural hurdles that have delayed the regularisation process.
A high-level
meeting chaired by Maharashtra Revenue Minister Chandrashekhar Bawankule
reviewed the issue in June 2026. The government decided to move forward with
regularising unauthorised properties that existed before the January 1, 2011
cut-off date, subject to the applicable rules and verification process.
To
accelerate the process, a constituency-level review committee has been
constituted for the Ulhasnagar Assembly constituency. The committee includes
officials from the revenue department, city survey department, Ulhasnagar
Municipal Corporation and the electricity distribution utility.
The
committee is expected to examine whether properties meet the eligibility
requirements, verify records and coordinate with the concerned government
departments before recommending eligible cases for regularisation. Reports are
to be submitted periodically to senior district and government authorities.
Earlier in
2026, the government also moved towards a single-window system in Ulhasnagar to
bring the revenue, municipal and land-record authorities together for the
regularisation process. The objective is to reduce procedural delays and make
it easier for eligible property holders to complete the required formalities.
The
regularisation process does not mean that every unauthorised property will
automatically receive ownership rights. Properties must satisfy the applicable
eligibility conditions, and authorities will need to verify factors such as the
date of existence, nature of occupation, land status and supporting
documentation.
The
development could have a wider impact on Ulhasnagar's real estate market.
Formal recognition of eligible properties may improve documentation, create
greater clarity around ownership and potentially facilitate future
redevelopment of old and dilapidated structures.
For
residents, the issue is about more than property paperwork. For many families,
obtaining formal ownership could provide greater long-term security and
potentially improve the ability to undertake legitimate property transactions
or participate in redevelopment projects.
As the
review committees and government departments begin examining individual cases,
