MUMBAI : India’s residential real estate market is witnessing a clear shift towards premium, luxury and branded residences, as developers increasingly focus on high-value projects to meet changing buyer preferences and capture stronger sales value.

The trend is particularly visible in major metropolitan markets, where rising incomes, wealth creation and demand for lifestyle-oriented homes are encouraging buyers to move beyond conventional housing.

Developers are increasingly launching projects with larger homes, premium amenities, exclusive services and high-quality specifications. Branded residences, in particular, are gaining attention as buyers look for homes that combine real estate ownership with hospitality-style services and a premium lifestyle.

Features such as private lounges, concierge services, wellness centres, clubhouses, landscaped spaces, smart-home technology and high-end recreational facilities are becoming important differentiators in the luxury segment.

Mumbai and the wider Mumbai Metropolitan Region continue to be among the key markets driving India’s premium housing growth. Limited land availability, redevelopment opportunities and strong demand from high-net-worth buyers are supporting the development of high-value residential projects.

Other major cities, including Delhi-NCR, Bengaluru, Hyderabad, Pune and Chennai, are also witnessing growing developer interest in premium housing.

The shift towards luxury housing is also changing developers’ business strategies. Instead of focusing only on increasing the number of units sold, developers are increasingly looking to improve sales value and project margins through premium offerings.

Branded residences provide another avenue for developers to differentiate their projects in competitive markets. Partnerships with established hospitality and lifestyle brands can add credibility and create a distinct positioning for residential developments.
