Mumbai: The Adani Group
has commenced construction of 10,432 rehabilitation homes for eligible
residents of Dharavi, marking a major milestone in Mumbai’s ambitious Dharavi
Redevelopment Project. The construction began with a bhoomi poojan
ceremony on October 12, 2026, at a 22-acre railway land parcel in Matunga.
The project is being implemented by Adani Navbharat
Developers Private Limited (ANDPL), a special-purpose company established for
the Dharavi Redevelopment Project. The development will comprise 10 high-rise
residential towers, along with 1,379 commercial and industrial units intended
to support eligible residents and local economic activities.
Under the in-situ rehabilitation scheme, eligible
Dharavi residents will receive homes measuring 350 square feet. Residents from
Sectors 6 and 1 are expected to be among the first beneficiaries, followed by
nearly 4,500 apartments for other eligible residents on a priority basis.
The project aims to provide improved housing and civic
infrastructure while helping residents maintain their social and economic
connections within Mumbai.
Pranav Adani, Director of Adani Enterprises Limited,
performed the bhoomi poojan ceremony. Maharashtra government officials,
including representatives of the Urban Development Department and the Dharavi
Redevelopment Project/Slum Rehabilitation Authority (DRP/SRA), attended the
event.
Each tower is planned to have 37 to 39 storeys, with
10 to 12 passenger elevators and two dedicated fire elevators. Two additional
elevators will serve the commercial and industrial units.
The planned amenities include a kindergarten,
community hall, landscaped podium gardens, seating areas, society offices and
places of worship.
The project also incorporates provisions for the
long-term maintenance of common facilities. Ten per cent of the commercial
space in each rehabilitation building will be reserved to generate revenue
towards maintaining shared infrastructure.
ANDPL has also committed to maintaining the buildings
and common infrastructure for 10 years after handover.
Dharavi is one of Asia's largest informal settlements,
with a population exceeding one million and a significant concentration of
small-scale manufacturing units, workshops, shops and other businesses.
The broader redevelopment project envisages
transforming the area into a mixed-use urban neighbourhood with improved
housing, roads, open spaces, schools, healthcare facilities, commercial
establishments and public transport.
The plan also aims to provide essential services
within a 15-minute walk, helping residents access everyday facilities more
conveniently.
The redevelopment is expected to address long-standing
housing and infrastructure challenges while accommodating eligible residents
and supporting Dharavi's extensive informal economy.
For Mumbai's real estate sector, the Dharavi
Redevelopment Project represents a significant urban renewal initiative, with
the potential to reshape housing, commercial activity and infrastructure in one
of the city's most densely populated areas.
