FedEx Leases 1.19 Lakh Sq Ft at Hyderabad’s Phoenix Centaurus for ₹93.2 Lakh Monthly Rent

Hyderabad: FedEx Express Transportation and Supply Chain Services India Private Limited has leased around 1.19 lakh sq ft of office space at Phoenix Centaurus in Hyderabad, further expanding its footprint in the city's commercial real estate market.

According to property-registration data accessed through Propstack, the five-year lease covers approximately 1.19 lakh sq ft and has been taken from Athena Global Technologies Limited. The lease commenced on July 29, 2026, at a monthly rent of ₹78 per sq ft.

The latest transaction translates into a monthly rental outgo of approximately ₹93.2 lakh. Over the five-year lease period, the total rent payable is estimated at around ₹55.6 crore.

FedEx has also paid a security deposit of ₹8.39 crore. The agreement includes a 15% rent escalation every three years, according to the registration documents.

With the latest lease, FedEx's total office occupancy at Phoenix Centaurus has increased to approximately 3.7 lakh sq ft.

The company has been steadily expanding its presence at the development. Its earlier transactions include a lease of about 1.25 lakh sq ft in July 2025, while it had also leased around 69,871 sq ft in June 2024 and another 55,538 sq ft in October 2023.

The latest transaction therefore highlights the continued requirement for large office spaces from global companies operating in Hyderabad.

The FedEx transaction comes at a time when Hyderabad is witnessing sustained demand for large commercial office spaces, particularly from multinational companies and Global Capability Centres (GCCs).

A FICCI-Anarock report released in September 2026 estimated that Hyderabad had around 515 GCCs as of March 2026, employing more than 3 lakh people. The report also noted that leasing by foreign companies for GCC operations increased significantly in recent years.

Hyderabad's availability of skilled talent, relatively competitive operating costs and established technology infrastructure have contributed to its growing importance as a corporate office destination.

Large corporate leasing transactions such as the FedEx deal are an important indicator of demand in Hyderabad's commercial real estate market. Continued expansion by major companies can support demand for Grade-A office buildings and strengthen established business districts.

The Phoenix Centaurus transaction also demonstrates how existing occupiers are increasing their office footprints as their business requirements expand.

FedEx's latest 1.19-lakh-sq-ft lease takes its total occupancy at Phoenix Centaurus to around 3.7 lakh sq ft, adding another major corporate leasing transaction to Hyderabad's expanding commercial real estate market.
