MUMBAI : Bollywood actor
Sonu Sood has leased a commercial property in Versova, Andheri West, Mumbai, to
Bokka Coffee in a deal expected to generate approximately ₹3.52 crore in rental
income over five years. The lease agreement was registered in October 2026, according
to property registration records reviewed by real estate consultancy Square
Yards.
The transaction highlights the potential of commercial
real estate in Mumbai to generate long-term rental income, particularly in
established locations with strong connectivity and access to business and
entertainment hubs.
Monthly Rent to Increase to ₹6.80 Lakh
The commercial unit is situated in Aram Nagar,
Versova, a prominent locality in Andheri West. Under the five-year lease
agreement, the monthly rent starts at ₹5 lakh and increases by approximately 8%
annually.
By the fifth year, the monthly rental amount will be
around 36% higher than the initial rent. The agreement also includes a security
deposit of ₹32 lakh. Registration records indicate stamp duty of ₹93,000 and
registration charges of ₹1,000.
Earlier Commercial Lease with HDFC Bank
This is not Sood's first major commercial property
leasing transaction in Mumbai this year. In February 2026, he leased a
commercial unit at Trade Centre in Bandra East's Bandra-Kurla Complex (BKC) to
HDFC Bank.
The property, measuring approximately 2,700 square
feet of carpet area, was leased at an initial monthly rent of ₹11.75 lakh under
a nine-year agreement. The rent remains unchanged for the first three years,
with a 15% increase at the end of each successive three-year period.
The agreement also includes three dedicated car
parking spaces and a security deposit of ₹70.50 lakh. Sood had purchased the
property for ₹24.25 crore in 2012, according to reports based on property
registration documents.
Versova's Commercial Real Estate Appeal
Versova and the wider Andheri West area attract
businesses due to their connectivity, established residential catchments and
proximity to Mumbai's entertainment industry. Access to major roads, the metro
network and nearby railway stations also supports the area's commercial appeal.
The locality's mix of residential developments, cafes,
offices and lifestyle businesses makes it relevant to investors looking for
rental opportunities in Mumbai's established urban markets.
What the Deal Means for Property Investors
Sood's latest lease illustrates how commercial
property owners can structure rental agreements to generate recurring income
while incorporating periodic rent increases. Long-term leases with established
business tenants can offer greater income visibility, although actual returns
depend on factors such as acquisition cost, maintenance expenses, taxes,
vacancy risks and other ownership costs.
For investors, the transaction also highlights the
importance of location, tenant demand and lease terms when evaluating
commercial property as an income-generating asset.
Sonu Sood's ₹3.52 crore Versova leasing deal, alongside his BKC lease to HDFC Bank, brings attention to Mumbai's commercial property rental market and the role of structured lease agreements in building long-term real estate income.
