New Delhi: Over 6.6 lakh homes out of 7.5 lakh advertised
residential properties are ready or completed, highlighting the growing
availability of finished housing inventory in India's real estate market.
India's residential real estate market is witnessing a
significant shift towards completed housing projects, with 88.1% of homes
advertised across the country belonging to completed projects, according to a
recent analysis by eXp India based on data from 99acres.
The analysis indicates that, out of more than 7.5 lakh
homes advertised nationwide, over 6.6 lakh are in completed projects. The
findings highlight the substantial presence of completed residential properties
in the country's advertised housing inventory, offering homebuyers a wide range
of options to explore.
Ready-to-Move Homes Gain Prominence
Ready-to-move homes offer several advantages over
properties that are still under construction. Buyers can inspect the actual
apartment or house, evaluate construction quality and assess the surrounding
neighbourhood before making a purchase decision.
These properties also eliminate much of the
uncertainty associated with construction delays and changes in project
timelines. Homebuyers can plan their move more confidently, while those
currently paying rent may be able to reduce the period during which they must
manage both rent and home-loan instalments.
For buyers who need a home for immediate occupation,
completed projects can therefore offer a practical alternative to
under-construction developments.
Delhi Leads the Country
Delhi’s leading position in ready-to-move housing
stock highlights the importance of completed residential properties in the
national capital’s housing market. The availability of such homes provides
buyers with options across different locations, configurations and price
segments, although actual availability varies by neighbourhood and budget.
Meanwhile, technology-driven cities are also important
residential markets. Their expanding employment opportunities, professional
workforce and continuing housing demand support interest in completed homes.
However, the available figures indicate that these technology hubs trail Delhi
in ready-to-move stock.
The comparison also underlines the differences between
residential markets across India, where housing supply, land availability,
redevelopment activity and the pace of new construction can vary considerably.
What Does This Mean for Homebuyers?
The high proportion of completed homes offers buyers a
wider opportunity to evaluate properties before committing their savings to a
purchase. Instead of relying exclusively on project plans and construction
schedules, prospective homeowners can assess the actual property and make more
informed decisions.
However, buyers should not assume that every completed
property is automatically ready for legal occupation. Before purchasing, they
should verify the applicable Occupancy Certificate (OC) or Completion
Certificate (CC), title documents, outstanding dues, approved building plans
and the project's registration details wherever applicable.
Buyers should also compare the total acquisition cost,
including registration charges, maintenance deposits and other applicable
expenses, rather than focusing only on the advertised price.
Implications for Developers
The large share of completed homes in advertised
residential inventory presents both opportunities and challenges for
developers. Ready properties can appeal to buyers seeking immediate possession,
but developers must differentiate their offerings through competitive pricing,
location advantages, construction quality, amenities and transparent
documentation.
At the same time, the presence of a substantial
completed inventory does not necessarily mean that all these homes are unsold
or that demand is weak. Advertised listings may include properties offered by
developers, brokers and individual owners. A clearer assessment of market
conditions requires information on unique listings, actual unsold inventory,
transaction volumes and the time properties take to sell.
The dominance of completed homes in advertised
residential listings highlights the importance of possession certainty in
India's housing market. Delhi's leading position and the strong presence of
ready-to-move properties across major urban markets provide useful insights
into the range of choices available to prospective buyers.
As homebuyers increasingly assess affordability,
delivery timelines and legal certainty alongside location and amenities,
completed residential projects are likely to remain an important segment of
India's property market.
