Renowned playback singer Sonu Nigam has concluded a
high-value commercial real estate transaction in Mumbai’s prime financial
district, selling a 3,082-square-foot office space in the Bandra Kurla Complex
(BKC) for ₹18 crore. The deal, registered in September 2026, earned the veteran
vocalist a gross capital gain of approximately ₹3.70 crore in under three
years.
According to registration data accessed via real estate data
analytics platform CRE Matrix, the property is situated on the ground floor of
the Trade Centre building, opposite the MTNL Building in BKC (Bandra
East):
Nigam had originally acquired the ground-floor unit in
November 2023 for ₹14.30 crore. The subsequent sale at ₹18 crore reflects an
annualized price appreciation of roughly 8–9%, aligning with the sustained
demand for premium Grade-A commercial spaces in Bandra Kurla Complex.
The BKC exit comes on the heels of Nigam reorganizing his
Mumbai commercial real estate footprint. Just a month prior, in August 2026,
Nigam acquired a compact 258-square-foot commercial office unit at the
Sundervan Complex on Lokhandwala Road in Andheri West for ₹1 crore (translating
to roughly ₹38,710 per sq. ft.).
With institutional investors and high-net-worth individuals
continually flocking to BKC for rental yields and capital preservation,
transactions of this scale underline why Mumbai's central business district
remains the benchmark for commercial real estate valuation in India.
