NEW DELHI : India’s real estate sector is witnessing aggressive capital commitments across both northern and southern micro-markets, driven by surging end-user demand and institutional confidence in mixed-use developments. In two major industry moves this week, Bengaluru-based developer Sumadhura Group announced an expansive ₹17,000 crore investment roadmap through 2030, while Gurugram-headquartered M3M India emerged as the highest bidder for a prime 12.5-acre parcel in Noida at ₹1,850 crore.
Marking 30 years in business, Sumadhura Group has framed its
"Vision 2030" strategy to scale beyond pure residential housing into
high-yielding commercial and logistics assets. The planned ₹17,000 crore
capital deployment will fund 45 million square feet of project launches across
Bengaluru, Hyderabad, and Chennai over the next four years.
In the National Capital Region, competition for strategic,
contiguous land banks reached new highs as M3M India outbid established
peers—including DLF—in a high-stakes e-auction conducted by the Noida
Authority.
The bid price, finishing at more than double the reserve
benchmark, reflects a steep premium for high-density, mixed-use plots along the
Noida-Greater Noida expressway corridor. M3M plans to construct a signature
retail, office, and premium residential complex on the site.
These twin developments highlight a broader shift in Indian
realty. Well-capitalized developers are moving away from speculative, piecemeal
acquisitions toward long-horizon, mixed-use hubs and annuity portfolios.
Whether through Sumadhura’s pivot toward recurring office and warehousing
yields in southern metro hubs or M3M’s high-conviction land bids in the NCR,
tier-1 real estate in India continues to draw robust institutional-scale
investments.
