Bengaluru: Realty developer Sobha Ltd has reported a strong increase in sales bookings during the first half of the current financial year, reflecting continued demand for residential properties in its key markets. The company's sales bookings rose to ₹5,862.4 crore, compared with ₹3,981.4 crore in the corresponding period last year.

The increase represents a growth of approximately 47.2% year-on-year, highlighting the company's sales momentum amid evolving conditions in India's residential real estate market.

Sobha also recorded a 16% year-on-year increase in sales bookings during the second quarter, indicating continued buyer interest in its residential projects.

The growth in first-half bookings highlights Sobha's ability to attract homebuyers across its target markets. The company's performance comes at a time when branded residential developments and premium housing projects are attracting interest from buyers seeking quality construction, modern amenities and reliable developers.

Sales bookings are an important indicator of a real estate company's business performance, as they reflect the value of properties booked by customers during a given period. However, bookings are not the same as revenue recognised in the company's financial statements, which depends on applicable accounting standards and project progress.

The substantial increase in Sobha's bookings suggests stronger sales momentum compared with the same period of the previous financial year.

Sobha's sales bookings increased by 16% in the second quarter compared with the corresponding quarter of the previous year.

The growth indicates that the company continued to attract buyers during the quarter, supported by demand for residential properties in its operating markets.

Homebuyers are increasingly evaluating factors such as location, connectivity, construction quality, project amenities and the reputation of developers before making purchasing decisions. Established real estate brands may benefit from this preference, particularly in the premium housing segment.

India's residential real estate market has experienced a growing focus on premium and luxury housing, alongside demand for homes in well-connected urban locations.

Bengaluru and other major cities remain important residential markets, supported by employment opportunities, infrastructure development and demand from professionals and affluent households.

For developers such as Sobha, sustaining sales growth will depend on project launches, pricing strategies, construction progress, customer confidence and the broader economic environment.

At the same time, rising construction costs, land prices and home loan expenses could influence affordability and purchasing decisions in some market segments.

Going forward, the company's ability to maintain this momentum will depend on housing demand, project execution, new launches and prevailing market conditions. Its performance also reflects the continuing importance of established developers in India's competitive residential real estate sector.
