Mumbai: Shares of major Indian real estate
companies came under selling pressure on the National Stock Exchange (NSE)
following the Reserve Bank of India’s shift in its interest-rate posture,
raising concerns over the impact of borrowing costs on the property sector.
Among the
major developers, DLF declined around 1.7%, while Lodha fell more than 2%.
Aditya Birla Real Estate slipped 3.1%, and Prestige Group declined
approximately 2.6% during the session.
The real
estate sector is particularly sensitive to changes in interest rates because
higher borrowing costs can influence both developers and homebuyers. A shift in
the RBI’s monetary stance can therefore affect market expectations regarding
future lending rates, project financing costs and housing demand.
For
developers, higher funding costs can increase the financial burden associated
with land acquisition, construction and project development. At the same time,
higher home-loan rates may make property purchases more expensive for
consumers, potentially affecting demand, particularly in price-sensitive
segments.
The decline
in leading realty stocks reflects growing caution among investors following the
RBI's latest policy signal. Realty shares have benefited from strong housing
demand, premiumisation and robust sales in several major markets, but the
sector remains sensitive to changes in the interest-rate environment.
Large listed
developers such as DLF, Lodha, Aditya Birla Real Estate and Prestige Group have
significant exposure to India's residential and commercial property markets.
Any sustained change in borrowing costs could influence their future sales
momentum, margins and expansion plans.
Despite the
near-term pressure on realty stocks, India's property market continues to
receive support from urbanisation, rising household incomes, premium housing
demand and increased consumer preference for branded developers.
The
performance of real estate stocks in the coming months is therefore likely to
depend on the direction of interest rates, home-loan affordability, housing
sales and developers' ability to manage financing costs.
For
investors, the latest market movement highlights the importance of closely
tracking monetary policy developments, as changes in the interest-rate cycle
can have a significant impact on both real estate companies and the broader
housing market.
