Mumbai : New property launches across India
increased by 18% in the third quarter of 2026, reflecting continued confidence
among real estate developers despite changing market conditions. The rise in
new supply comes alongside a 3% increase in residential sales during the same
period, indicating that demand for housing remains relatively healthy.
The increase
in launches highlights developers’ willingness to expand their project
pipelines and introduce new housing projects in response to sustained buyer
interest. Strong demand for quality homes, premium housing and projects
offering better amenities and connectivity continues to support the residential
real estate market.
The 18%
growth in new launches indicates that developers are becoming more confident
about market conditions. Developers are increasingly focusing on projects in
locations with strong employment opportunities, improving infrastructure and
better connectivity.
Large urban
markets continue to attract significant investment, while emerging locations
are also gaining attention as homebuyers look for relatively affordable
alternatives to established city centres.
Residential
sales rose by around 3% to nearly 1 lakh units in Q3 2026, suggesting that the
increase in supply has been supported by continuing demand.
The market
is also witnessing a shift in buyer preferences. Premium and luxury housing
segments have gained momentum, with buyers increasingly looking for larger
homes, better amenities, branded developments and improved lifestyle offerings.
Improving
infrastructure is another major factor encouraging developers to launch
projects. New highways, metro networks, expressways, airports and other
connectivity projects are opening up new development corridors around major
cities.
These
infrastructure improvements are creating opportunities for developers to enter
emerging locations while giving homebuyers more options outside traditional
residential hubs.
The
combination of higher launches and steady sales points to a relatively positive
outlook for India's residential property market. However, developers are likely
to remain selective about new projects, with location, pricing, construction
quality and buyer demand playing an important role in determining project
success.
With new
property launches rising 18% nationwide, the Indian real estate sector appears
to be entering the final quarter of 2026 with continued development activity
and sustained buyer interest.
