High property prices and affordability concerns weigh on buyer demand; developers reduce new launches amid market uncertainty

New Delhi : Housing demand across the National Capital Region (NCR) weakened during the third quarter of 2026, with Gurugram and Noida recording year-on-year declines as rising property prices and affordability concerns continued to influence homebuyers’ decisions.

According to a report by property consultancy NoBroker, housing demand fell 8% in Gurugram and 9% in Noida during July–September 2026 compared with the same period last year. The slowdown came even as housing demand across six major Indian metropolitan markets increased by 7%.

New Housing Launches Decline in NCR

Developers adopted a cautious approach towards fresh residential supply in NCR. New housing launches in the region declined 23% year-on-year to 7,177 units in the third quarter, reflecting concerns over affordability, unsold inventory and the pace of sales.

High entry prices, particularly in Gurugram, have made premium and larger-format homes increasingly difficult to afford for a section of prospective buyers. Developers are therefore reassessing launch strategies and focusing more closely on prevailing market demand.

Ghaziabad, Noida and Faridabad together accounted for 77% of NCR’s new housing launches during the quarter. Faridabad was the only market in the region to register an increase in housing demand, according to the report.

Luxury Housing Faces a More Selective Market

The latest figures indicate that the NCR housing market is experiencing uneven demand across locations and price categories. While premium housing continues to attract buyers, high ticket sizes are placing pressure on sales in some segments.

Separately, Knight Frank India’s assessment of the January–September 2026 period found that NCR housing sales fell 11% year-on-year to 35,574 units. The decline was concentrated largely in Gurugram and the ₹5 crore–₹10 crore category, where sales dropped sharply. However, sales in the ₹2 crore–₹5 crore segment remained comparatively resilient.

Property Prices Continue to Rise

Despite weaker demand and fewer new launches, residential prices across NCR have continued to increase. This divergence suggests that the slowdown has not yet translated into widespread price reductions.

With fewer new projects entering the market and developers increasingly targeting higher-income buyers, budget-conscious homebuyers may face limited choices in certain locations and price brackets.

What It Means for Homebuyers and Developers

The current market conditions highlight the importance of balancing property prices with buyers’ purchasing power. Homebuyers may benefit from comparing projects, evaluating location-specific demand and checking the financial and regulatory credentials of developers before making a decision.

For developers, the decline in demand reinforces the need to align new launches with actual sales trends rather than relying solely on expectations of continued price appreciation.

As the market moves into the final quarter of 2026, NCR’s housing performance will depend on affordability, inventory management and whether developers can offer homes that match the budgets and preferences of a wider pool of buyers.
