Mumbai Luxury Housing Market Hits Record High as Premium Home Sales Surge

By The Realty Times | Real Estate News Services

Mumbai : Mumbai’s luxury residential real estate market continues to demonstrate strong demand, with affluent homebuyers driving sales of high-value apartments despite signs of moderation in the broader housing market. Record transaction values in the first half of 2026 highlight the growing importance of premium and ultra-luxury housing in the city’s property sector.

According to a joint report by India Sotheby’s International Realty and CRE Matrix, Mumbai recorded luxury home sales worth ₹18,512 crore in the first half of calendar year 2026, marking a 12% increase from ₹16,518 crore in the corresponding period of 2025. The report covered residential properties priced at ₹10 crore and above across primary and secondary markets. A total of 957 luxury home transactions were recorded during the six-month period.

Ultra-Luxury Homes Drive Market Growth

The ₹20 crore to ₹40 crore price segment has emerged as a major growth driver, reflecting the willingness of wealthy buyers to invest in premium residences offering spacious layouts, high-end amenities, prime locations and exclusive lifestyle features.

Mumbai also continued to dominate India’s ultra-luxury housing market. According to Knight Frank India’s H1 2026 report, the city recorded 214 transactions in the ₹20 crore to ₹50 crore category, while 23 homes priced above ₹50 crore were sold during the period.

These figures underline Mumbai’s position as the country’s leading destination for high-value residential property transactions.

Worli Leads Mumbai’s Luxury Property Market

Worli remains one of the strongest destinations for luxury housing, supported by premium residential developments, sea-facing properties, connectivity and proximity to major business districts.

Other established luxury residential locations include Lower Parel, Bandra, Prabhadevi and Malabar Hill. These neighbourhoods continue to attract high-net-worth individuals, business owners, corporate executives and non-resident Indians looking for premium homes in Mumbai.

The concentration of luxury transactions in established micro-markets also highlights the importance of location, developer reputation, construction quality and the overall residential experience in influencing purchase decisions.

Buyers Focus on Quality and Long-Term Value

The growth in luxury home sales reflects changing buyer preferences, with demand increasingly directed towards larger apartments, sophisticated amenities, privacy and premium residential environments.

For many affluent buyers, luxury housing represents both a lifestyle choice and a potential long-term asset. However, purchase decisions are becoming more selective, with buyers paying closer attention to project delivery, developer credibility, property pricing and future resale prospects.

Premium residential projects in well-connected locations continue to attract interest, while buyers are increasingly assessing whether a property offers genuine value relative to its price.

Residential Market Shows Two Different Trends

While luxury housing continues to gain momentum, the wider residential market is showing a more measured pace of growth. Mumbai remained India’s largest residential market by sales volume during the first half of 2026, with 47,355 homes sold, according to Knight Frank India. Homes priced above ₹1 crore accounted for a growing share of sales across the country’s major housing markets.

This divergence suggests that Mumbai’s property market is increasingly being shaped by different buyer segments. Demand for premium and ultra-luxury homes remains strong, while affordability, financing costs and rising property prices continue to influence decisions in other segments
