BENGALURU:
Mahindra Lifespace Developers Ltd, the real estate and infrastructure
development arm of the Mahindra Group, has announced a joint development
agreement for a 10.05-acre land parcel in North Bengaluru. The proposed
residential project is expected to have a gross development value (GDV) of
approximately ₹1,250 crore, strengthening the company's presence in one of
Bengaluru's expanding property markets.
According to the company's announcement on October 27,
2026, the development is expected to offer approximately 1 million square feet
(10 lakh sq. ft.) of saleable area, primarily comprising premium residential
apartments.
The landowner partnering with Mahindra Lifespaces has
not been publicly identified in the announcement. The project is part of the
developer's strategy to expand its residential portfolio through joint
development opportunities in locations with strong growth potential.
North Bengaluru Emerges as a Key
Residential Market
North Bengaluru has become an important residential
development destination, supported by infrastructure expansion, access to
employment hubs and connectivity to Kempegowda International Airport.
The proposed project is located approximately eight
kilometres from the airport, off the Bengaluru–Hyderabad Highway. Its location
provides access to technology parks, commercial centres, educational
institutions, healthcare facilities and retail destinations. Upcoming metro
connectivity in the vicinity is also expected to support the area's long-term
appeal.
These factors have increased the attractiveness of
North Bengaluru for homebuyers seeking residential properties with access to
employment centres and transport infrastructure.
The demand for premium housing in the region has
encouraged developers to expand their land portfolios and introduce projects
targeting buyers looking for quality homes in well-connected locations.
Mahindra Lifespaces Expands Its Bengaluru
Portfolio
With the latest addition, Mahindra Lifespaces now has
three projects in the Bengaluru region, including two land parcels acquired in
2025. Together, these projects have a combined development potential of
approximately three million square feet of saleable area.
The latest agreement reflects the company's continued
focus on expanding its residential business through strategic land acquisitions
and joint development arrangements.
Joint development agreements allow real estate
companies to develop land in partnership with landowners, potentially reducing
the need for outright land purchases. Such arrangements can help developers
expand their project pipelines while allocating capital to construction,
approvals and marketing.
Project Launch Expected Within Nine Months
Mahindra Lifespaces expects to launch the North
Bengaluru project within the next nine months, according to its official
announcement. The development is planned primarily as a premium residential
apartment project, although detailed information on apartment configurations,
pricing, amenities and the total number of units has not yet been announced.
Prospective homebuyers and investors will be watching
for further announcements regarding the project launch, regulatory approvals
and pricing.
More Opportunities in Bengaluru's Property
Market
The ₹1,250 crore development strengthens Mahindra
Lifespaces' position in North Bengaluru and adds a substantial project to its
upcoming residential pipeline.
With airport connectivity, highway access, employment
centres and planned infrastructure improvements supporting the region, North
Bengaluru is likely to remain an important market for residential developers.
The success of the proposed project will depend on
factors including buyer demand, launch pricing, construction execution and the
pace of sales. For the wider Bengaluru property market, the announcement
highlights developers' continued interest in expanding their premium housing
offerings through strategic land partnerships.
For The Realty Times: Mahindra Lifespaces' latest
joint development underscores the growing importance of North Bengaluru in the
city's residential real estate expansion, with a proposed ₹1,250 crore project
set to add another premium housing option to the market.
