NEW DELHI:
KREEVA, the real estate arm of Kanodia Group, has announced plans to invest
₹5,000 crore over the next four to five years in luxury residential
developments across Delhi-NCR and select Tier-2 cities, including Chandigarh
and Lucknow.
The proposed investment will support the company's
expansion in India's premium housing market, with a focus on high-end
residences, larger living spaces, privacy and lifestyle amenities. The company
plans to pursue opportunities selectively, taking into account local demand,
buyer preferences and the growth potential of individual markets.
Gurugram to Remain a Key Market
As part of its expansion strategy, KREEVA is planning
a multigenerational housing project along Gurugram's Southern Peripheral Road
(SPR). The proposed development is intended to accommodate multiple generations
of a family within the same residential community while allowing individual
households to maintain their privacy and independence.
The concept reflects an emerging preference among
affluent homebuyers for spacious residences that can accommodate extended
families without compromising personal space.
KREEVA has not yet disclosed the project's estimated
investment, number of residential units, launch schedule or pricing.
Gurugram continues to be an important market for
luxury housing developers, supported by corporate employment centres,
infrastructure development and demand from high-net-worth individuals seeking
premium residential properties.
Chandigarh and Lucknow on Expansion Radar
Beyond Delhi-NCR, KREEVA is evaluating opportunities
in Chandigarh, Lucknow and other selected Tier-2 cities.
The company's strategy is to enter markets where
demand for premium housing can support sustainable growth rather than replicate
the same development model across every location.
According to Ankur Balendu Dwivedi, head of sales at
KREEVA, changing buyer aspirations in Tier-2 cities are creating opportunities
for differentiated luxury residential offerings.
These markets have attracted growing attention from
developers as affluent local families, business owners and professionals seek
upgraded homes with modern amenities and enhanced residential experiences.
However, the company's plans indicate selective
expansion rather than a confirmed launch schedule for every proposed market.
South Delhi Project Records Strong
Launch-Day Sales
KREEVA's expansion plans follow the reported strong
response to its ultra-luxury residential project, Swaranaya, in South Delhi.
According to the company, the project recorded sales
worth approximately ₹750–800 crore on its launch day, with all residences in
the first phase fully booked.
The development comprises 114 residences, including
3.5-BHK, 4-BHK and larger 5.5-BHK homes, with prices starting at approximately
₹15 crore.
Swaranaya is positioned as a collection of premium
residences offering spacious layouts, high-end amenities, security and
hospitality-oriented services. The project is designed to balance shared family
spaces with individual privacy.
Luxury Housing Demand Drives Developer
Expansion
KREEVA's investment plan comes amid continued
developer interest in India's premium residential segment. Affluent buyers are
increasingly looking for larger homes, exclusive amenities, privacy and
residential communities that offer a comprehensive lifestyle experience.
Developers are also exploring opportunities beyond
traditional metropolitan markets as demand patterns evolve in cities with
established business communities and rising purchasing power.
For KREEVA, the proposed ₹5,000 crore investment
represents an effort to build a broader luxury housing portfolio while
maintaining a selective approach to project locations.
The company's focus on multigenerational living also
points to a more specialised segment of the market, where residential design
must accommodate the needs of parents, children and extended family members
within a shared development.
What the Investment Means for the Real
Estate Market
The planned investment could contribute to the
development of additional luxury housing inventory across Delhi-NCR and
selected Tier-2 cities over the coming years.
For buyers, new projects may expand the range of
premium residential options. For the property sector, the planned expansion
reflects developers' willingness to explore new locations while continuing to
invest in established luxury markets such as Gurugram and South Delhi.
The actual impact will depend on land acquisition,
project approvals, construction schedules, pricing and the strength of demand
in each market.
