Infrastructure boom drives residential property values higher as Metro projects, Atal Setu and Navi Mumbai International Airport reshape Mumbai’s housing market

MUMBAI: Residential
property prices across Thane and Navi Mumbai have increased by up to 12%
year-on-year, supported by major infrastructure upgrades and growing demand for
well-connected housing locations across the Mumbai Metropolitan Region (MMR).
According to Cushman & Wakefield’s first-quarter
2026 residential market report, mid-segment home prices in both Thane and Navi
Mumbai recorded annual growth of 12%. The trend highlights the growing appeal
of suburban housing markets as buyers look beyond Mumbai’s expensive central
and premium neighbourhoods.
Infrastructure Drives Property Demand
Major connectivity projects are transforming the
region’s residential landscape. The Mumbai Trans Harbour Link (Atal Setu), Navi
Mumbai International Airport, expanding metro network and improved road
connectivity are strengthening the appeal of emerging residential destinations.
Thane is attracting homebuyers seeking relatively
spacious homes, established social infrastructure and access to employment
centres. Navi Mumbai, meanwhile, is gaining attention due to airport-led
development, commercial expansion and improved connectivity with Mumbai.
Airport and Metro Corridors in Focus
Navi Mumbai’s expanding infrastructure network is
drawing interest towards locations such as Kharghar, Panvel and other emerging
residential hubs. Thane is also expected to benefit from improved metro
connectivity and road infrastructure linking it with other parts of the MMR.
However, some infrastructure projects are still under
construction. Buyers should distinguish between operational facilities and
projects whose benefits may take time to materialise.
Affordability Remains a Challenge
Despite the expansion of housing options beyond
Mumbai’s core areas, rising property prices are gradually narrowing the
affordability advantage of suburban markets. Buyers must also consider
commuting costs, construction quality, project approvals and the availability
of essential services before making a purchase.
Infrastructure-led growth is reshaping Mumbai’s
property market, with Thane and Navi Mumbai emerging as key residential
destinations. While rising prices reflect growing demand and improved
connectivity, sustainable growth will depend on timely infrastructure delivery,
adequate housing supply and continued affordability for homebuyers.
