Gurugram Surpasses Mumbai as India’s Ultra-Luxury Housing Leader

Dwarka Expressway emerges as a major growth engine as high-value home sales surge across Gurugram

GURUGRAM: India’s luxury housing landscape is undergoing a significant shift, with Gurugram overtaking Mumbai as the country’s leading ultra-luxury residential market by sales value in 2025.

According to the High-End Luxury Housing Report – Gurugram CY2025 by India Sotheby’s International Realty and CRE Matrix, Gurugram recorded ₹24,120 crore in sales of homes priced at ₹10 crore and above during 2025. Mumbai recorded ₹21,902 crore in the same segment.

The development marks a notable change in India’s traditional luxury-property hierarchy, where Mumbai has historically dominated the high-end residential segment.

Gurugram recorded sales of 1,494 homes priced at ₹10 crore and above in 2025 — its highest-ever annual volume in this segment. The number was nearly ten times the 155 units recorded in 2023.

The value of transactions also increased dramatically, from ₹4,004 crore in 2023 to ₹24,120 crore in 2025, highlighting the rapid expansion of Gurugram’s ultra-luxury housing market.

The city's luxury housing market recorded an 80% year-on-year increase in transaction value, while Mumbai's corresponding value remained relatively stable at ₹21,902 crore in 2025, compared with ₹20,415 crore in 2024.

One of the biggest factors behind Gurugram’s transformation has been the rapid development of emerging residential corridors, particularly Dwarka Expressway.

Improved connectivity, infrastructure development, availability of larger parcels of land and the launch of premium residential projects have helped make Dwarka Expressway increasingly attractive to high-net-worth buyers.

The broader corridor is also experiencing substantial price appreciation. A September 2026 report said residential prices along Dwarka Expressway had risen 135% in five years, from ₹6,032 per sq ft in 2021 to ₹14,180 per sq ft in the first half of 2026.

Gurugram’s luxury expansion is not restricted to established locations. While Golf Course Road remains one of the city's best-known premium markets, emerging areas such as Dwarka Expressway and Golf Course Extension Road are increasingly attracting developers and affluent buyers.

Golf Course Extension Road recorded a 379% rise in transaction value, reaching ₹3,319 crore in 2025 from ₹693 crore in 2024.

This indicates a broader shift in the luxury market: buyers are increasingly willing to explore newer locations when they offer larger homes, modern amenities, better connectivity and potential for future appreciation.

Several factors are supporting Gurugram's growing appeal among affluent and ultra-high-net-worth buyers. Corporate employment remains a major advantage. Gurugram's concentration of multinational companies, technology firms, financial-services businesses and corporate offices creates a strong base of high-income professionals and entrepreneurs.

The combination of wealth creation, improved connectivity, new premium launches and changing lifestyle preferences is helping Gurugram build a luxury housing ecosystem that increasingly competes with Mumbai.
