Property owners in
Bengaluru are facing additional costs following the Greater Bengaluru
Authority’s (GBA) decision to introduce new software-related charges for
property tax and khata services.
Under the
new fee structure, owners of residential properties will be charged ₹200, while
non-residential and mixed-use properties will attract a ₹1,000 software fee for
certain property-related online services. Additional charges have also been
introduced for khata applications, B-Khata to A-Khata conversion and other
e-khata services.
For example,
B-Khata to A-Khata conversion will carry a charge of ₹2,000 for residential
properties and ₹10,000 for non-residential properties, while layout khata
services will cost ₹10,000 per plot. Final e-khata applications will attract an
additional ₹400 fee.
The GBA has
stated that the revenue will support software development, cloud
infrastructure, cybersecurity, data management, GIS systems and digital civic
platforms. However, residents and civic groups have questioned the additional
financial burden, arguing that property owners already pay property taxes and
other civic charges.
The new fees
have sparked a wider debate over the cost of accessing essential
property-related services in Bengaluru, particularly for homeowners, apartment
owners and property investors.
