NOIDA Housing Values Surge Up to 125% Since 2019

NEW DELHI:
Noida and Gurugram have emerged as India's strongest-performing residential
real estate markets, recording exceptional property price appreciation over the
past seven years. While Noida registered a 125% increase in average residential
property prices, Gurugram witnessed a 117% rise between 2019 and the second
quarter of 2026.
The sharp appreciation highlights the growing
importance of the National Capital Region (NCR) in India's residential property
market. Large-scale infrastructure development, improved connectivity,
expansion of corporate offices, employment generation and increasing demand for
premium housing have contributed to the region's real estate growth.
According to an analysis by ANAROCK Research covering
11 major Indian residential markets, Noida topped the country in capital
appreciation, followed by Gurugram.
Noida Records the Highest Property Price
Appreciation
Noida has emerged as the country's leading residential
property market in terms of price appreciation.
Average residential property prices in the city
increased from approximately ₹4,795 per sq. ft. in 2019 to ₹10,780 per sq. ft.
in Q2 2026, registering a 125% increase.
The development of the Noida-Greater Noida Expressway
corridor, metro connectivity, expansion of commercial hubs and infrastructure
projects around the Yamuna Expressway have strengthened the city's residential
appeal.
The upcoming Noida International Airport at Jewar is
another major infrastructure development expected to improve regional
connectivity and attract further economic activity.
Greater Noida and surrounding locations are also
attracting developers and investors looking for opportunities in emerging
residential corridors.
Gurugram Follows with 117% Growth
Gurugram recorded the second-highest property price
appreciation among the 11 cities analysed.
Average residential property prices increased from
₹6,150 per sq. ft. in 2019 to ₹13,350 per sq. ft. in Q2 2026, representing a
117% increase.
Unlike Noida, Gurugram already has an established
corporate ecosystem, with major multinational companies, IT firms, financial
institutions and global capability centres operating across the city.
The expansion of employment opportunities has
supported housing demand, particularly in the premium and luxury residential
segments.
The Dwarka Expressway, Southern Peripheral Road (SPR),
Golf Course Extension Road and other infrastructure developments have also
contributed to the growth of residential property markets.
Several leading developers have launched premium
apartments, luxury residences and integrated townships in these locations,
attracting both domestic and NRI investors.
Rental Income Also Shows Improvement
An important finding of the ANAROCK analysis is that
property prices and rental yields have increased simultaneously in both
markets.
In Noida, average residential rental yield improved
from 3.2% in 2019 to 3.9% in Q2 2026, an increase of 70 basis points.
Gurugram recorded an even stronger improvement. Its
average rental yield increased from 3.5% to 4.3% during the same period,
representing an improvement of 80 basis points.
The increase in rental yields indicates that rental
demand has strengthened alongside property prices.
The presence of corporate offices, technology
companies, business centres and educational institutions has attracted
professionals and families, creating demand for quality rental accommodation.
For investors, the combination of capital appreciation
and rental income offers an additional attraction in these markets.
How Other Major Cities Performed
The ANAROCK analysis also reveals significant property
price appreciation across other major Indian cities.

While NCR leads in capital appreciation, Bengaluru and
Hyderabad have also delivered strong growth, supported by technology-sector
expansion and employment opportunities.
Mumbai and Navi Mumbai have continued to benefit from
infrastructure development, employment concentration and sustained housing
demand.
Infrastructure and Employment Drive NCR's
Real Estate Growth
The rapid transformation of Noida and Gurugram
demonstrates the strong relationship between infrastructure development and
real estate appreciation.
Improved road connectivity, expressways, metro
networks, airports and commercial developments have opened up new residential
investment corridors.
The expansion of Global Capability Centres (GCCs), IT
companies and multinational businesses has also created a growing population of
professionals seeking quality housing.
This economic activity supports both residential
ownership and rental demand.
The infrastructure-led development model is also
encouraging real estate developers to acquire land and launch projects in
emerging locations across the NCR region.
What Does This Mean for Homebuyers and
Investors?
The significant appreciation in property values has
strengthened the investment profile of Noida and Gurugram. However, the rapid
increase in prices has also made affordability an important consideration for
new homebuyers.
Investors entering these markets should carefully
evaluate the location, developer credentials, project approvals, infrastructure
readiness, rental demand and future development potential.
Not every location will deliver the same returns.
Established premium locations may offer stronger rental demand, while emerging
corridors could provide opportunities for long-term capital appreciation,
depending on actual infrastructure execution and market conditions.
NCR's Real Estate Market Enters a New
Growth Phase
The latest ANAROCK findings underline the growing
importance of Noida and Gurugram in India's residential real estate landscape.
Noida's 125% appreciation and Gurugram's 117% growth
demonstrate how infrastructure investment, corporate expansion and rising
housing demand can transform regional property markets.
With major infrastructure projects progressing and
employment opportunities expanding, the NCR region is likely to remain an
important destination for developers, homebuyers and real estate investors.
However, sustaining this growth will depend on
affordability, timely infrastructure completion, quality housing supply and
continued economic expansion.
