MUMBAI: Mumbai's
residential real estate market continued to demonstrate strong demand in
October 2026, recording 12,690 property registrations during the month. This
represents a 9% increase compared with 11,649 registrations recorded in October
2025, highlighting the resilience of the city's property market.
The increase in registrations also translated into
higher revenue for the Maharashtra government. Stamp duty collections during
October reached ₹1,173 crore, registering a 12% year-on-year growth.
According to property consultancy Knight Frank India,
the latest figures are based on data from the Maharashtra Department of
Registration and Stamps. The analysis covers property transactions within the
Brihanmumbai Municipal Corporation (BMC) jurisdiction and includes both primary
and secondary market registrations.
Residential properties accounted for the majority of
the transactions.
Homebuyer Demand Remains Strong
The growth in property registrations indicates that
Mumbai continues to attract homebuyers despite rising property prices and
broader economic uncertainties.
The city's housing market has maintained demand across
different price segments, with buyers showing interest in properties that offer
good connectivity, established social infrastructure and long-term value.
Shishir Baijal, Chairman and Managing Director of
Knight Frank India, said Mumbai's residential market continues to demonstrate
exceptional resilience and depth.
He noted that October's performance was encouraging
despite the overlap of the Shraddh period and a shorter effective registration
window during Navratri. The annual growth in registrations reflects the
strength of end-user demand and sustained confidence among homebuyers.
Premium and Luxury Housing Continue to
Attract Buyers
Demand for premium, luxury and ultra-luxury
residential properties remains an important component of Mumbai's real estate
market.
According to Akhil Saraf, founder of proptech firm
Reloy, housing sales continue to remain strong, particularly in the premium and
luxury segments.
Both end-users and investors are showing interest in
high-quality residential developments despite uncertainties in the global
economic environment.
Mumbai's premium housing market has benefited from
demand among high-income professionals, business owners, entrepreneurs and
wealthy investors. Redevelopment projects and the availability of modern
residential developments have also contributed to the changing housing
landscape.
Infrastructure Development Supports
Property Demand
Infrastructure expansion remains one of the major
factors supporting Mumbai's real estate market.
Major projects such as the Mumbai Trans Harbour Link
(Atal Setu), Mumbai Metro network expansion, Coastal Road and improved road
connectivity are reshaping the city's residential property landscape.
Improved connectivity is increasing the attractiveness
of several emerging residential locations in Mumbai and the wider metropolitan
region.
Areas in Navi Mumbai, Thane and other developing
corridors are also benefiting from infrastructure-led growth, although the
October registration figures cited above specifically relate to the BMC
jurisdiction.
Mumbai Housing Market Remains Resilient
The latest registration figures reinforce Mumbai's
position as one of India's most active residential property markets.
The combination of end-user demand, premium housing
purchases, investor participation and infrastructure development continues to
support the market.
For developers, the sustained registration activity
provides encouragement to expand project launches and redevelopment
initiatives. For homebuyers and investors, Mumbai continues to offer
opportunities across different residential segments, although careful
evaluation of location, pricing and project credentials remains essential.
With 12,690 registrations and ₹1,173 crore in stamp
duty collections in October, Mumbai's property market has entered the final
months of 2026 on a positive note.
