Mumbai: India's luxury residential property market continues to attract high-value investments from wealthy individuals and corporate entities. In one of the latest big-ticket real estate transactions, Gufic Private Limited has purchased a luxury duplex apartment in Mumbai for more than ₹236 crore, highlighting the continued demand for premium residential properties in the country's financial capital.

The transaction underscores Mumbai's position as India's leading destination for ultra-luxury residential real estate, where high-net-worth individuals, business families and corporate investors are increasingly investing in exclusive homes offering privacy, spacious layouts, premium amenities and prime locations.

Key Details of the ₹236.33 Crore Deal

According to property registration documents accessed through real estate intelligence platform Zapkey, the transaction was registered on October 21, 2026. The purchase was executed on October 19.

The duplex is located on the 14th floor of the under-construction Lodha Avalon development on Juhu Tara Road. The property was purchased from V Hotels Limited.

The apartment has a carpet area of approximately 19,694 sq. ft. and includes 10 dedicated car parking spaces. The transaction works out to approximately ₹1.20 lakh per sq. ft. on a carpet-area basis.

Gufic Private Limited was represented by its director, Vipula Jayesh Choksi, while the seller was represented by its authorised signatory. The company reportedly paid approximately ₹14.18 crore in stamp duty for registering the transaction.

Lodha Avalon Emerges as a Luxury Property Destination

The acquisition adds to a growing list of high-value residential transactions at Lodha Avalon, one of Juhu's prominent luxury residential developments.

The project has attracted several wealthy business personalities and corporate buyers in recent years.

In July 2026, Mehul Madhusudan Shah, founder and chairman of pharmaceutical company Encube Ethicals, along with his wife Niti Shah, purchased an apartment in the development for approximately ₹106.52 crore.

Another major transaction involved businessman Ravi Kishorilal Jhunjhunwala and his wife, who reportedly acquired an apartment for ₹113.42 crore. In 2025, directors of financial consulting firm Sahastraa Advisors also purchased an apartment in the project for approximately ₹106 crore.

Why Juhu Attracts Ultra-Luxury Property Buyers

Juhu has long been considered one of Mumbai's most prestigious residential neighbourhoods. Its coastal location, established social infrastructure and proximity to important business and entertainment centres make it attractive to affluent homebuyers.

The locality offers access to premium hotels, restaurants, educational institutions, healthcare facilities and entertainment destinations. Its established residential character and limited availability of large land parcels also contribute to the demand for luxury developments.

For wealthy buyers, properties in locations such as Juhu, Bandra, Worli and Malabar Hill represent more than residential purchases. They are often considered long-term assets that offer exclusivity, lifestyle advantages and potential capital appreciation.

Pharmaceutical Industry Leaders Increasingly Investing in Luxury Real Estate

The Gufic acquisition also highlights the growing participation of pharmaceutical entrepreneurs and corporate promoters in India's ultra-luxury housing market.

According to data cited in media reports and compiled by Zapkey, India's ultra-luxury residential segment recorded 51 major transactions worth more than ₹7,100 crore in 2025. Mumbai accounted for approximately ₹1,530 crore worth of transactions linked to pharmaceutical-sector buyers.

This trend reflects the increasing attraction of premium residential real estate among wealthy business owners looking to diversify their investments and acquire high-value properties.

Mumbai's Luxury Housing Market Continues to Set New Records

The ₹236.33 crore Gufic transaction reinforces Mumbai's position as India's leading ultra-luxury residential property market. Demand for expansive apartments, duplex residences and premium homes in established locations continues to support high property valuations.

While the transaction represents an exceptional segment of the market, it demonstrates the purchasing power of corporate buyers and wealthy entrepreneurs.

With premium residential developments attracting transactions worth hundreds of crores, Mumbai's luxury housing market is likely to remain an important destination for India's wealthiest property buyers and investors.
