Sumadhura Group Plans ₹17,000 Crore Investment, 45 Million Sq Ft Development by 2030

Bengaluru: Bengaluru-based Sumadhura Group has announced an ambitious four-year expansion plan involving an investment of around ₹17,000 crore and the launch of nearly 45 million sq ft of real estate development by 2030 across Bengaluru, Hyderabad and Chennai.

The development pipeline will span residential, commercial office and warehousing and logistics projects, marking a significant expansion of the group's presence across South India's major real estate markets. The plan covers FY2027 to FY2030.

Residential development will remain the largest component of the planned expansion, accounting for approximately 35 million sq ft. The residential pipeline has an estimated Gross Development Value (GDV) of ₹38,000 crore.

The company also plans to enter the luxury villa segment and expand its land bank in high-growth micro-markets across Bengaluru, Hyderabad and Chennai. According to the company, more than 80% of the land required for its residential pipeline has already been secured.

Sumadhura is also increasing its focus on commercial real estate. The group plans to develop around 4.2 million sq ft of Grade-A office space, with potential annual rental income of approximately ₹700 crore.

A key part of this strategy is the group's planned expansion into premium commercial developments along Bengaluru's Outer Ring Road (ORR), one of the city's major office and technology corridors.

The move is aimed at building a larger portfolio of rent-generating assets alongside the group's residential business.

The company plans to develop approximately 6 million sq ft of warehousing and logistics space as part of the 45-million-sq-ft pipeline. These assets could generate potential annual rental income of around ₹225 crore, according to the company.

Sumadhura is building on its existing logistics presence in Hoskote, Bengaluru, while also expanding in Chennai. Its Chennai plans include a 1.2-million-sq-ft Grade-A industrial and logistics park at Red Hills.

The expansion represents Sumadhura's broader shift from being primarily a residential developer towards a more diversified real estate platform covering homes, offices, warehouses and other asset classes.

The company has delivered more than 56 projects covering over 17 million sq ft over its three-decade history, while around 15 million sq ft is currently under development and more than 40 million sq ft is in the pipeline.

Sumadhura Chairman and Managing Director Madhusudhan G. has said the company's Vision 2030 strategy is focused on leveraging urbanisation, infrastructure development and emerging economic corridors while creating a larger base of annuity-generating assets.

The planned investment comes at a time when Bengaluru, Hyderabad and Chennai are witnessing sustained demand across housing, office and industrial and logistics segments. The expansion of technology companies, Global Capability Centres, manufacturing, e-commerce and third-party logistics is supporting demand for both commercial and warehousing space in these markets.

With 45 million sq ft planned for launch and ₹17,000 crore earmarked for investment, Sumadhura's Vision 2030 roadmap could add substantial new supply across three major southern property markets while increasing the group's exposure to recurring rental income.

For the Indian real estate sector, the announcement also highlights a broader trend among developers: expanding beyond residential sales into commercial and logistics assets to build more diversified and recurring revenue streams.
