Gurugram: Global professional services and
technology company Genpact has entered into a major long-term office leasing
agreement at ASF Insignia in Gurugram, in a transaction estimated at around
₹420 crore to ₹450 crore.
The deal
involves nearly 4 lakh sq ft of office space and is among the largest office
leasing transactions reported in the Delhi-NCR market this quarter. Genpact
will occupy the entire Kings Canyon tower within the ASF Insignia campus.
According to
ASF Group, the new facility is expected to accommodate approximately
5,000–8,000 employees or seats and will support 24×7 operations. Genpact is
expected to take possession and commence operations in the second quarter of
2027.
The lease
forms part of Genpact's expansion and workplace requirements in Gurugram, which
continues to attract large technology companies, multinational corporations and
Global Capability Centres (GCCs).
Spread
across approximately 50 acres, ASF Insignia is an integrated commercial IT
campus offering around 4.5 million sq ft of premium office space across
buildings including Kings Canyon and Grand Canyon, with additional development
planned.
The campus
follows a walk-to-work concept and combines bonded SEZ, de-bonded SEZ and
commercial IT park facilities. ASF Group has said that its developments are
designed to cater to large enterprises looking for scalable and integrated
workplaces.
The Genpact
transaction comes amid sustained office leasing activity across Delhi-NCR.
According to Knight Frank India data cited by Hindustan Times, Delhi-NCR
recorded 7.2 million sq ft of gross office leasing in H1 2026, matching the
record level achieved during H1 2025.
Gurugram
accounted for 45% of Delhi-NCR's leasing volume during H1 2026, although its
share declined from 65% a year earlier as office demand became more
geographically distributed across the region.
The Genpact
deal highlights the continued preference of large enterprises for Grade-A
office developments offering scale, infrastructure, employee amenities and
long-term operational flexibility. It also adds to a series of sizeable
corporate office transactions in Gurugram, reinforcing the city's importance in
India's commercial real estate market
