MUMBAI:
Mumbai’s luxury residential market continued to show strong activity in the
first quarter of FY27, with 1,499 homes priced at ₹5 crore and above registered
between April and June 2026. The transactions had a combined registered value
of ₹14,903 crore, according to a report by Lighthouse Luxury, powered by
property-registration intelligence platform Zapkey.
The
figures translate into nearly 16 luxury home transactions every day, with an
average daily transaction value of around ₹164 crore. The average ticket size
across the quarter was approximately ₹9.9 crore.
April
recorded the strongest activity, with 563 registrations worth ₹5,726 crore.
Transactions declined to 435 in May, before recovering to 501 registrations in
June. The report indicates that demand for homes in the ₹5 crore–₹10 crore
segment remained an important driver of the market.
Worli remained
Mumbai’s highest-value luxury residential micro-market, recording 97
transactions worth ₹2,272 crore. Other active locations included Lower Parel,
Bandra West, Goregaon East, Andheri West, Vile Parle West and Santacruz West.
The data
indicates that Mumbai’s luxury housing demand is extending beyond traditional
premium neighbourhoods, with several suburban markets also recording
significant high-value transactions.
The
strong Q1 FY27 numbers highlight continued activity in Mumbai’s premium housing
segment, supported by demand for branded developments, redevelopment projects
and high-end residences across established and emerging micro-markets.
