Mumbai: Mumbai’s residential real estate
market has entered the 2026 festive season with steady buyer demand, although
homebuyers are becoming more selective about prices, locations, quality and
payment terms. Industry experts expect housing demand to remain healthy through
the festive period from Ganesh Chaturthi to Diwali, while the pace of sales
growth may moderate compared with previous years.
The market
had already shown resilience ahead of the festive season. Mumbai recorded
12,401 property registrations in August 2026, an 11% year-on-year increase and
the highest August tally in 14 years.
Developers
are responding to changing buyer preferences by offering flexible payment plans
and incentives, rather than relying only on discounts. Demand is particularly
visible for quality homes in established locations and premium projects.
The broader
Mumbai market also remains supported by redevelopment activity. A JLL-Naredco
report found that redevelopment accounted for 15% of housing sales in 2025 and
the first half of 2026, reflecting its growing importance in the city's
residential market.
With
Ganeshotsav underway and the Diwali season approaching, developers and
homebuyers are expected to remain active, making the coming weeks an important
period for Mumbai’s property market.
