Kamathipura Redevelopment Deal Unlocks 34 Acres in South Mumbai

 

MUMBAI : Mumbai’s long-awaited Kamathipura redevelopment project has moved from planning to implementation, with the Maharashtra Housing and Area Development Authority (MHADA) signing the Construction & Development Agency (C&DA) agreement for the transformation of the historic neighbourhood.

The agreement, signed on September 17, covers around 34 acres across Kamathipura’s Lanes 1 to 15. The project involves the redevelopment of hundreds of ageing structures and is expected to significantly reshape one of South Mumbai’s most distinctive neighbourhoods.

The redevelopment covers approximately 475 cessed and 259 non-cessed buildings, involving about 8,001 residential and commercial tenants. This includes around 6,625 residential occupants and 1,376 commercial tenants, along with nearly 800 landowners.

Under the proposed rehabilitation plan, eligible residential tenants will receive 500 sq ft homes, substantially larger than many of the compact units currently found in the area. The project will also include modern infrastructure, commercial areas, open spaces, recreational facilities and improved internal roads.

The project is being implemented under Regulation 33(9) of DCPR 2034, with MHADA acting as the nodal agency and special planning authority. MHADA's earlier project framework provided the selected developer with substantial development rights while also requiring the creation of rehabilitation housing and additional housing stock for MHADA.

The redevelopment is therefore significant not only from an urban-renewal perspective but also for Mumbai's property market. A large, centrally located land parcel is being reorganised into a planned high-density neighbourhood, creating opportunities for new residential and commercial development.

MHADA has also approved financial assistance to help residents relocate during construction. Eligible occupants are expected to receive two years of advance rent, along with a one-time shifting allowance of ₹25,000. Commercial occupants and landowners will receive rent support based on the size and nature of their premises.

Officials have indicated that redevelopment work is expected to begin around Diwali, following the required consent and relocation process.
