Navi Mumbai: Navi Mumbai's commercial real estate landscape is set for another major addition after Kamdhenu Realities acquired a four-acre land parcel from RPG Life Sciences on Thane-Belapur Road for approximately ₹150 crore.
The site has
an estimated development potential of 1.8 million sq ft and is planned to
become a large-scale Grade-A commercial park combining offices, retail, food
and beverage outlets and lifestyle facilities.
According to
the developer, the proposed project will be designed as an integrated
work-and-lifestyle destination rather than a conventional standalone office
building.
The
development is expected to include Grade-A corporate office spaces, high-street
retail, curated F&B outlets, double-height lobbies, modern business
infrastructure and lifestyle conveniences. The project is intended to cater to
corporate occupiers as well as daily visitors.
The 1.8
million sq ft development potential gives the developer considerable scale to
create a larger commercial destination on the four-acre parcel.
The property
is located close to IKEA and opposite the upcoming Pawane railway station,
adding to the strategic importance of the site.
Thane-Belapur
Road has increasingly developed beyond its traditional industrial character,
with IT parks, corporate offices, technology businesses and data-centre
developments contributing to the area's commercial growth.
The corridor
also provides connectivity to Mumbai, Thane and other parts of Navi Mumbai,
while the upcoming Navi Mumbai International Airport is expected to add another
important connectivity link for the wider region.
The
acquisition comes as developers continue to expand their presence in Navi
Mumbai's commercial property market.
Kamdhenu
Realities has said that its strategy is focused on acquiring prime land along
the Thane-Belapur belt and developing commercial infrastructure aimed at
corporate occupiers. The company has previously developed projects including
Kamdhenu 23 West, Kamdhenu Business Bay, Kamdhenu Commerz, Zion and Landmark.
The
developer's latest acquisition could add a substantial amount of new office and
retail inventory to the Thane-Belapur Road corridor once construction is
completed.
