Arvind SmartSpaces to Jointly Develop ₹470 Crore Residential Project in Bengaluru

Bengaluru: Arvind SmartSpaces Limited has added a new residential high-rise project on Sarjapur Road in Bengaluru through a joint development agreement (JDA), further expanding its presence in one of the city's key residential corridors.

The project will be developed on approximately 2.5 acres and is expected to have a saleable area of around 3.6 lakh sq ft. The project has an estimated top-line potential of ₹470 crore, including the development partner's share, according to the company's announcement.

The proposed development will be an extension of the company's existing Arvind Sylva project on Sarjapur Road. The latest addition will become Arvind SmartSpaces' 11th high-rise residential project in Bengaluru.

Sarjapur Road has emerged as an important residential market in southeast Bengaluru, supported by its connectivity to major employment centres and the city's technology corridor. The location also benefits from access to educational institutions, healthcare facilities and other social infrastructure.

With the addition of the Sarjapur Road project, Arvind SmartSpaces said its cumulative new business development top-line potential for FY27 has reached approximately ₹3,100 crore. The company is continuing its expansion strategy across Gujarat, Bengaluru and the Mumbai Metropolitan Region (MMR).

Managing Director and CEO Priyansh Kapoor said the new project strengthens the company's vertical development portfolio and supports its growth plans across its key markets.

Arvind SmartSpaces entered the Bengaluru market in 2013 and has since added multiple residential projects across the city. The company's latest JDA-based project adds further inventory to its high-rise residential pipeline without being structured as an outright land acquisition.

The new Sarjapur Road development highlights the continuing focus of real estate developers on established Bengaluru residential corridors where proximity to employment hubs and infrastructure can support housing demand.

The ₹470-crore project adds another significant residential development to Bengaluru's pipeline and strengthens Arvind SmartSpaces' presence in the rapidly developing Sarjapur Road market.
