Lucknow:
Uttar Pradesh Chief Minister Yogi Adityanath has launched two major housing
projects worth approximately ₹12,000 crore in Lucknow, marking a significant
expansion of the city's planned residential development. The projects, Varun
Vihar and Naimish Nagar, will cover a combined area of around 10,680 acres and
are expected to provide housing facilities for nearly 10 lakh people.
Developed by
the Lucknow Development Authority (LDA), the projects are aimed at meeting the
city's growing housing demand while promoting planned urban expansion. The
launch took place on September 24, 2026, with the foundation-laying ceremonies
and the opening of plot registrations.
The two
township projects are planned across different growth corridors of Lucknow,
with provisions for residential development and improved connectivity.
Varun
Vihar : Spread
across more than 6,500 acres near the Agra–Lucknow Expressway and Mohan Road,
the township is expected to accommodate over six lakh people. The project is
also expected to benefit from connectivity to the Purvanchal Expressway.
Naimish
Nagar : Covering
approximately 4,100 acres in the IIM Road–Sitapur Road region, the project is
expected to provide residential facilities for more than four lakh people.
Improved road connectivity towards Naimisharanya is also planned.
As part of
the launch, the LDA opened registration for 4,520 residential plots across the
two township schemes, offering prospective buyers an opportunity to purchase
land through an organised development authority.
The plots
are expected to attract individual homebuyers as well as people planning to
construct homes in the expanding areas of Lucknow. The projects are also
intended to provide an alternative to unplanned development, where residents
may face challenges involving roads, drainage, water supply and electricity.
Interested
buyers should check the official LDA notifications for plot sizes, pricing,
eligibility requirements, application procedures and allotment schedules before
applying.
Alongside
the two large townships, the chief minister laid the foundation stones for five
multi-storey residential projects with an estimated investment of ₹2,166 crore.
The projects
include Lake View Apartments in Gomti Nagar, Park View Apartments in Basant
Kunj, Aishbagh Square, Aditi Apartment under the Anant Nagar scheme, and
Bageshwari Apartment in Sharda Nagar Extension.
The proposed
developments will expand the range of apartment options available in Lucknow,
including larger residential units and housing aimed at different income
groups. Some projects have already undertaken allotment processes, while others
are part of the newly announced development programme.
The housing
programme is intended to cater to a broad section of the population, including
families, students, healthcare professionals and people moving to Lucknow for
employment.
The projects
are expected to include residential plots, group housing, affordable homes and
housing under the Pradhan Mantri Awas Yojana, subject to the respective scheme
provisions.
The state
government has also highlighted the importance of developing essential
infrastructure alongside residential areas. Planned facilities and improved
road connectivity are expected to help address some of the challenges
associated with unplanned urban growth.
Land
acquisition and compensation have been important aspects of the township
development plans. During the launch, Adityanath said farmers whose land is
acquired for the projects would receive appropriate compensation.
He also
stated that compensation would be transferred directly to eligible farmers,
without intermediaries. The approach is intended to ensure transparency in the
land acquisition process and provide affected landowners with financial
compensation for their land.
The housing
projects form part of a broader plan to expand Lucknow's urban boundaries and
strengthen its position as a major residential, commercial and industrial
centre.
Infrastructure
developments, including metro expansion, airport modernisation, the Kisan Path
and the Green Corridor, are contributing to changes in the city's connectivity
and development pattern.
The proposed
State Capital Region (SCR), which includes Lucknow and neighbouring districts
such as Unnao, Hardoi, Sitapur, Barabanki and Rae Bareli, is also intended to
encourage coordinated regional development.
Improved
connectivity to employment centres, industrial facilities and major highways
could influence housing demand in the city's emerging residential corridors.
The ₹12,000
crore investment represents a major addition to Lucknow's planned housing
pipeline. The development of large townships, combined with new apartment
projects, could expand the supply of residential options and support the city's
long-term urban growth.
For
homebuyers, the schemes offer opportunities to explore residential plots and
apartments in planned developments. For property investors, the locations and
proposed infrastructure may warrant attention, although actual returns will
depend on purchase prices, project execution, infrastructure delivery and
future market demand.
The scale of
the projects does not guarantee immediate property price appreciation. Buyers
should carefully assess the official scheme terms, development timelines,
connectivity and total acquisition costs before making investment decisions.
