NBCC to Resume Construction on 16 Stalled Supertech Projects in January 2027; Relief for 14,000 Homebuyers

Noida : Thousands of homebuyers awaiting possession of their flats in stalled Supertech housing projects have received a fresh ray of hope, with state-owned National Buildings Construction Corporation (NBCC) scheduled to resume construction on 16 projects from January 16, 2027.

The proposed restart is expected to bring relief to nearly 14,000 homebuyers who have been waiting for their homes for years amid insolvency proceedings, legal challenges and funding difficulties. The projects are spread across the National Capital Region (NCR) and other parts of the country.

According to an affidavit submitted by a Supreme Court-appointed committee to the National Company Law Appellate Tribunal (NCLAT), NBCC is finalising tender documents for the 16 stalled projects.

The committee has proposed issuing at least 27 separate tender packages in phases between October 1 and October 15, 2026. The tendering process is intended to pave the way for construction to restart in January.

NBCC has already floated a tender for the Supertech River Crest project in Rudrapur on September 16, marking an initial step in the implementation process.

The 16 projects comprise a total of 50,356 residential units. Of these, 40,316 units have been sold, while 10,040 remain unsold, according to figures recorded in an earlier NCLAT order.

The projects include residential developments in Noida, Greater Noida, Gurugram, Meerut, along the Yamuna Expressway, and locations in Uttarakhand and Bengaluru.

The large number of pending homes highlights the scale of the challenge facing NBCC and the committee overseeing the revival process.

Although the January 2027 construction target offers renewed hope, securing adequate funding remains a critical issue.

The committee is pursuing institutional financing from public sector banks and other financial institutions. Banks have sought a techno-economic viability report covering the projects before assessing the proposed funding. The report is expected to be completed by December 15, 2026.

The sale of unsold flats has also been identified as a potential source of funds for completing construction. However, the amount available will depend on actual sales, project-specific requirements and the overall financing arrangements.

The revival plan follows a series of legal proceedings concerning Supertech's insolvency and delayed housing projects.

In February 2026, the Supreme Court cleared the way for NBCC to take charge of completing the 16 stalled projects, endorsing the earlier NCLAT decision. The court's intervention was aimed at protecting homebuyers and preventing further delays in the completion process.

The latest schedule follows concerns raised by homebuyers over missed deadlines. NCLAT had sought a status report after earlier timelines for awarding construction contracts and restarting work were not met. The revised January date is therefore an important milestone in the ongoing revival effort.

The proposed resumption of construction could mark a significant step towards completing homes that have remained unfinished for years. However, the January 16 date is a construction commencement target, not a confirmed possession deadline.

The pace of progress will depend on the completion of tendering, availability of funds, statutory clearances and the execution of construction contracts.

For affected buyers, the next key milestones are the October tender process, the financing assessment expected in December and the planned restart in January 2027.

NBCC's proposed return to construction offers renewed hope for thousands of families affected by Supertech's stalled projects. If the tendering and funding arrangements proceed as scheduled, the revival plan could move closer to delivering long-awaited homes.

However, after years of delays and missed deadlines, homebuyers will be looking for visible construction activity and a clear, project-wise completion schedule. The success of the initiative will ultimately be measured by the delivery of homes, rather than the announcement of another construction deadline.
