Birla Estates Targets ₹15,000 Crore Project Additions in FY27, Expands Across Key Markets

 

MUMBAI: Birla Estates, the real estate arm of Aditya Birla Real Estate, plans an aggressive expansion in FY27, targeting ₹10,000–15,000 crore in gross development value (GDV) in new projects.

The company, which had a portfolio GDV of around ₹73,900 crore at the end of FY26, is looking to deepen its presence in its key markets of Pune, Mumbai Metropolitan Region (MMR), Bengaluru and NCR. It has already added redevelopment projects worth approximately ₹4,300 crore in MMR since March 2026.

Birla Estates plans to launch residential projects with a combined GDV of about ₹9,600 crore during the second half of FY27, particularly across Pune, MMR and NCR.

The company expects most of these launches to take place during the third and fourth quarters, when residential activity typically increases due to the festive season and the completion of regulatory approvals.

Pune has emerged as an important growth market for the developer. The company plans to launch the next phases of Birla Punya and Birla Evam in Q4 FY27, with a combined GDV of approximately ₹1,012 crore. Birla Estates is also evaluating additional opportunities in Pune through outright acquisitions and joint developments.

Alongside project expansion, Birla Estates is targeting annual bookings of ₹15,000 crore over the next three financial years. This would represent a significant increase from its ₹8,136.3 crore booking value recorded in FY26.

The company's bookings grew at a compound annual growth rate of around 67% between FY21 and FY26, according to company disclosures. In Q1 FY27, bookings stood at ₹329 crore.

The developer has identified profitable growth, expansion in its core markets and strengthening construction execution capabilities as key priorities for the next phase of its growth.

With a sizeable project pipeline and increased focus on Pune, MMR and NCR, Birla Estates' FY27 strategy reflects the company's broader effort to expand its residential footprint and increase its annual sales bookings in India's major urban markets.
