NEW DELHI : India’s
residential real estate market continued to show resilience during the second
quarter of 2026, despite geopolitical uncertainties, rising property prices and
cautious buyer sentiment. Recent industry reports indicate that demand remains
firm, although the market is gradually shifting from volume-driven growth
towards premium and value-oriented housing.
According to
PropEquity, housing sales across India’s top nine cities increased 19%
year-on-year to 1,12,458 units in Q2 2026. New launches also rose sharply by 43%,
indicating continued confidence among developers. Southern and western markets
were among the key contributors to the growth.
However,
data from other major real-estate trackers shows some moderation. Anarock
reported that sales across the top seven cities declined around 6% year-on-year
to 90,715 units, while new launches increased 7% to nearly 1.06 lakh units. MMR
and Bengaluru together accounted for more than 48% of sales during the quarter.
Meanwhile, CBRE
recorded more than 61,000 residential sales across its tracked markets in Q2,
while developers introduced around 63,800 new units. CBRE also noted that the
share of high-end apartment sales continued to increase.
One of the
most visible trends in Q2 was the growing preference for premium homes. Rising
incomes, demand for larger homes and preference for better amenities and
locations are encouraging buyers to allocate higher budgets.
Data from
PropTiger’s Q2 report showed 91,729 homes sold across the top eight cities,
while 89,161 new units were launched. Although sales declined 6.1%
year-on-year, the sales-weighted average price increased 1% quarter-on-quarter
to ₹10,153 per sq ft, highlighting the continuing shift towards higher-value
housing.
The Q2
performance suggests that India's housing market is not experiencing a
broad-based collapse in demand. Instead, buyers are becoming more selective,
while developers are increasingly concentrating on premium projects,
established locations and products with stronger amenities and connectivity.
For
homebuyers, the current market presents a combination of rising prices and
expanding choices, particularly in major metropolitan regions. For developers,
the emphasis is increasingly on calibrated launches and projects that match
changing consumer preferences.
Overall, Q2
2026 reflects a residential market that remains active and resilient, but is
undergoing a clear structural shift towards premium housing, quality projects
and value-driven purchases.
