Mumbai: Property buyers and landowners in
Maharashtra can now access a wider range of land and property records through
the state government’s newly launched MahaBhumi Stack, an integrated digital
gateway designed to make property transactions more transparent and easier to
verify.
Launched in
September 2026 by the Maharashtra government’s Revenue and Forest departments,
the platform brings together information that was previously available through
separate systems, including Mahabhulekh, Mahabhunakasha and the Integrated
Departmental Registration System (IDRS).
The
MahaBhumi Stack allows users to search a land parcel and view important
information such as the current recorded rights holder, 7/12 extract, 8-A
records, previous mutation (Ferfar) entries, registered transaction references,
survey details, maps and measurement information.
Users can
also check information relating to encumbrances and revenue court cases, which
can help prospective buyers identify issues requiring further verification
before proceeding with a property transaction.
For rural
properties, searches can generally be carried out using the survey or Gat
number, while urban properties can be searched using the CTS or city survey
number.
The
integrated system brings together a substantial volume of digitised land
records. According to state officials, the platform is connected with more than
3.5 crore 7/12 and 8-A records, over 1.5 crore land maps and property cards,
and nearly 40 crore historical scanned records and documents.
The
Maharashtra government's official MahaBhumi portal also provides access to
digitally signed 7/12, 8-A, Ferfar and Property Card services, along with other
land-record facilities.
For
prospective homebuyers, land investors and developers, the new system could
simplify the initial process of checking a property's recorded history. Instead
of navigating multiple government systems to collect basic information, users
can access several categories of records through a single gateway.
However,
online records should be treated as an important verification tool rather than
a substitute for complete legal due diligence. Buyers should still verify
title, approvals, agreements, encumbrances and other applicable documents with
qualified legal professionals before completing a property transaction.
The
initiative is part of Maharashtra's broader move towards digital land-record
management, greater transparency and easier access to government property
information.
As
Maharashtra's real estate market becomes increasingly digital, platforms such
as MahaBhumi Stack could make access to property records faster and give buyers
more information before taking major investment decisions.
